Field Superintendent

JOB DESCRIPTION:

This position is mainly responsible for performing finish supervision for designated projects, including all detail work. Develops and maintains a thorough understanding of the provisions and requirements of all contract documents, including plans, specifications, subcontracts and purchase order related to the finish construction trades. Manage and coordinate the daily field activities of all subcontractors, material vendors, and direct labor forces associated with the finish construction of all building structures. In addition, as a finish assistant may also be required to perform light trim or framing work, assist with installations, demolition, clean up, etc., as requested. Provide project supervision, as requested by Project Superintendent or Project Manager.

 

CORE FUNCTION & RESPONSIBILITIES:

 

Day to day activities:

  • The superintendents’ responsibility includes but is not limited to the coordination and construction of all interior work, which includes drywall, paint, interior trim, cabinetry, countertops, major and minor appliances, finish mechanicals and all punch out. 

  • The superintendent shall assist the project coordinator in scheduling all material, inventory upon delivery, and be responsible for all delivered materials that are to be provided to the subcontractors by ECCC.

  • Manage construction schedule.

  • Supervise, coordinate, and schedule all finish subcontractors and vendors.

  • Plan and coordinate work as to utilize the most efficient construction techniques to insure quality and efficiency in construction and monitor their implementation.

  • Daily inspection of subcontractors work.  Require that subcontractors and suppliers strictly adhere to the quality and specified standards as defined by the contract documents.

  • Schedule testing services as per the direction of the project superintendent.

  • Coordinate and witness trade inspections with the local authorities.

  • Resolve field conflicts among the finish trades.

  • Ensure that the projects progress is completed according to schedule and report problems and/or deficiencies to the project superintendent.

  • Shall interact with public building officials and inspectors.  Establish a relationship that will enhance our capability to perform.

  • Manage overhead costs, miscellaneous costs, and subcontractor extras.

  • Produce/submit RFI’s to the project superintendent.

  • Assist to resolve site-specific labor disputes.

  • Delegate adequate authority to subordinates to carry out their daily responsibilities.

 

 

 

 

  • Walk units at regular intervals and produce detailed punch lists. 

  • Follow-up on punch lists to verify that work is being completed to ECCC standards. 

  • Work to have “minimal punch out” when the building is turned over to the punch out superintendent. 

Project Safety:

  • Responsible for the enforcement of project safety compliance program within the guidelines of the company policies.

  • Adhere to all OSHA and local safety requirements.

  • Perform regular jobsite inspections to insure compliance with company safety program.

 

Project Closeout:

  • Manage the project close out and turnover with the Property Management staff. 

  • Keep accurate documentation of as-built drawings

 

TECHNICAL SKILLS AND REQUIREMENTS:

  • 4+ Years job related experience (or 3+ years of multi-family project superintendent experience) strongly desired

  • Proven experience supervising the project construction process 

  • Experience with and proven understanding of scheduling, quality control and construction means and methods. 

  • Ability to manage through conflict, complexity and to problem-solve issues to resolution

  • Ability to understand the needs of the client and to manage relationships between the owner/operator.

  • Computer literacy (Word, Excel, E-Mail)

  • Ability to comfortably and effectively communicate, both verbally in presentation and conversation, and written in correspondence to project team, vendors and consultants.

  • Ability to give direction, adapt to change, establish relationships, and work in a team environment

  • High Energy level.

  • Ability to bring issues to a closure.
