Field Superintendent I

JOB DESCRIPTION:
The Project Superintendent II coordinates all site construction activities and supervises all field personnel in assigned areas of responsibility as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. Maintains the job site office and closes out projects.
This is a project lead role on small projects but may also be assigned as subordinate on very large projects.
CORE FUNCTION & RESPONSIBILITIES:
Daily paperwork:
Prepare accurate and detailed daily reports to permanently record all significant project facts, events, conditions, visitors, commitments, agreements, or approvals that could affect the project.
Prepare site inspection reports.
Day to day activities:
Manage construction schedule.
Supervision, coordinate and schedule all subcontractors as well as other employees. Assistant superintendents, and/or laborers.
Plan and coordinate work as to utilize the most efficient construction techniques to insure quality and efficiency in construction and monitor their implementation.
Daily inspection of subcontractors work. Require that subcontractors and suppliers strictly adhere to the quality and specified standards as defined by the contract documents.
Coordinate and witness trade inspections with the local authorities.
Resolve field conflicts.
Ensure that the projects progress is completed according to schedule and report problems and/or deficiencies to the project manager.
Shall interact with public building officials and inspectors. Establish a relationship that will enhance our capability to perform.
Manage overhead cost, miscellaneous costs, and subcontractor extras.
Train/Mentor Asst. Superintendents.
Make sure that detailed punch/inspection lists are being written at various intervals.
Asst. Project Manager in pay application review.
Plan ahead for long lead time activities as to not delay the schedule.
Assist the project coordinator in producing/submitting R.F.I’s.
Assist project manager to resolve site-specific labor disputes.
Communicate with Project Manager on buyout gaps in advance of the required activity.
Clearly communicate and enforce schedule dates to subcontractors. Report potential problems to the PM.
Hold Asst. Superintendents accountable for schedule and quality of their specific disciplines.
Together with the project manager, prepare agenda and hold weekly job progress meetings with subcontractors to coordinate project progress.
Coordinate with the project manager and implement solutions to the encountered problems during construction. Immediately notify the project manager of any event that will significantly effect the completion or profitability of the project.
Project Safety:
Responsible for the enforcement of project safety compliance program within the guidelines of the company policies.
Adhere to all OSHA and local safety requirements.
Perform regular jobsite inspections to insure compliance with company safety program.
Conduct weekly project safety meetings with subcontractors and on-site labor force.
Assist the project manager in preparing and publishing an emergency evacuation plan.
Project Closeout:
Manage the project close out and turnover with the Property Management staff.
Keep accurate documentation of as-built drawings
TECHNICAL SKILLS AND REQUIREMENTS:
7-10 Years job related experience (or 7+ years of multi-family project superintendent experience) strongly desired
Proven experience supervising the project construction process
Supervisory experience managing and leading a project team, being the team leader
Experience with and proven understanding of scheduling, quality control and construction means and methods.
Ability to manage through conflict, complexity and to problem-solve issues to resolution
Ability to understand the needs of the client and to manage relationships between the owner/operator.
Computer literacy (Word, Excel, E-Mail)
Ability to comfortably and effectively communicate, both verbally in presentation and conversation, and written in correspondence to project team, vendors and consultants.
Ability to give direction, adapt to change, establish relationships, and work in a team environment
